Electrical Installation Condition Report
As a landlord you are responsible for ensuring that the electrical installation is safe for the occupier to use, this has recently become a legal requirement for residential let properties and the best way to comply is by regular inspection and testing, completion of an electrical installation condition report (EICR) by an NICEIC approved electrician. These reports are also often known as a fixed wiring testing or periodic inspection reports.
Our electrical installation condition reports satisfy the requirements of a landlord’s insurance policy and compliance with legal requirements and help you ensure your tenant is not at risk. Testing is carried out using Megger electrical testing equipment and will check the integrity of the cable within the property, identify any deterioration or defects and confirm the effectiveness of the earthing system and correct operation of circuit breakers and RCD’s.
Our electricians will visually inspect the wiring, fuse boards, consumer units and an agreed proportion of accessory internals for any defect, signs of heat damage or other deterioration.
The final report includes a schedule of items inspected, a comprehensive record of the electrical circuits within the installation and the measured test results listed against them.
The requirement for commercial buildings and estates to have an EICR completed is normally within the buildings or liability insurance policy, for the majority of these settings the minimum requirement is 5 years.
